WHY KNOCKDOWN REBUILDS ARE MORE POPULAR?

In response to this influx of medium and high-density housing, knockdown rebuilds have become increasingly popular. The reality is that this new housing supply doesn’t reflect what people want, which is free standing homes.

This is where demolition comes in; removing old unwanted properties so new homes can be built in their place. 

Just as Sydney is a diverse city to live in, it is also a diverse city to demolish in. As well as having its own feel, each suburb in Sydney plays host to a variety of different factors that all affect demolition.

The first factor to consider if you are thinking about demolishing in Sydney is your local council and what is required to get Development Approval (known as DA). The requirements and processing time to obtain DA varies from council to council; however, if your budget allows it, you can organise approval through a private certifier which can get you approval in as little as two weeks. 

Although Sydney certainly has no shortage of tips, some areas, like parts of the Northern Beaches, are a long way from them. This distance affects the cost of waste disposal as trucks must travel further to get to a tip, and therefore affects the overall price of your demolition job. If your property is not close to a tip it is worth considering this when budgeting the cost of your demolition. 

Finally, if you need any trees removed before or during your demolition, you should proceed with caution. Just like with DA, each council has its own rules and regulations when it comes to trees and huge fines apply for knocking down certain types of trees without permission. So, if you are thinking about removing any trees during your demolition then it pays to do your homework.
